MHousing Stays — Dallas-Fort Worth

Your property doesn't need a manager. It needs the right strategy first.

Before we talk management, we run a real Property Investment Assessment — acquisition costs, carrying costs, realistic returns. If the numbers say Airbnb isn't the answer for your house, we'll say so, even if it means we don't get the business.

Already self-managing a short-term rental? Get a second opinion on how it's actually performing.

How we operate

A property management company that's willing to tell you not to hire it — because a good decision now is worth more than a management fee this month.

Truth before sales

You get the real numbers on your property, including the version that doesn't end in a signed management agreement.

Systems before shortcuts

Every property runs on the same written process. Results don't depend on which day of the week it is or who's available.

Hospitality over transactions

A guest is someone staying in your home, not a confirmation number. That standard doesn't change based on how busy the calendar is.

Education before persuasion

Our job is to help you understand what your property can actually do — not to close you on a contract.

Long-term trust over short-term commissions

If the right call costs us a management fee, we make the right call anyway.

Professionalism over hype

No passive-income pitch, no guaranteed-returns talk — just what the numbers and the operations can actually support.

Property Investment Assessment™

One assessment, three areas, a real recommendation.

The first question isn't “should this be on Airbnb.” It's what the property cost you, what it costs to hold, and what it can honestly return. Strategy comes out of that math — not the other way around.

01

Acquisition & Carrying

  • Purchase price
  • Mortgage & interest
  • Property taxes & HOA
  • Insurance & CapEx
02

Performance & Returns

  • ADR & occupancy
  • Revenue
  • Net income
  • ROI
03

Strategy & Risk

  • Exit strategy
  • Regulatory risk
  • Market risk
  • Operational risk
The recommendation

There are six ways this can go. Only one keeps us in the picture.

01

Short-Term Rental

Your numbers work for nightly stays, and the property can handle the turnover, guest volume, and furnishing that come with it.

02

Medium-Term Rental

Stays measured in weeks or months outperform nightly turnover for this property — usually with steadier income and less day-to-day overhead.

03

Long-Term Rental

A standard 12-month lease is the better financial move here, even though leasing isn't something MHousing Stays manages.

04

Hold

This one isn't ready to produce rental income yet — we'll spell out exactly what has to change before it is.

05

Sell

Given the carrying costs and your goals, selling is the stronger real estate decision here — not managing it further.

06

Do Not Hire MHousing Stays

Sometimes the right call is a different manager, a different strategy, or managing it yourself. We'd rather tell you that up front than collect a fee for a job that doesn't make sense for your property.

Most companies pitch you. We'd rather be right — even when being right means walking away from the contract.

How it works

A seven-step process, run the same way on every property.

This isn't someone checking an Airbnb app between other jobs. Every property moves through the same steps, with a named person responsible for each one.

  1. 01

    Assessment

Location, condition, comparable performance in your market, and what you actually want out of the property — no charge, no assumption that Airbnb wins.

  2. 02

    Strategy

You get one of six recommendations in writing, with the reasoning behind it — including the one where we're not the right fit.

  3. 03

    Onboarding

Setup, vendor scheduling, and everything the property needs before it can go live, tracked against a real timeline.

  4. 04

    Photography & listing

Real photos, a listing written for this specific property, and pricing built off how comparable homes are actually performing.

  5. 05

    Property live

Live across Airbnb, VRBO, Booking.com, and direct — on one calendar, so two platforms never book the same night.

  6. 06

    Reservations

Guest messaging, cleaning turnover, and maintenance handled daily, with one person accountable for each.

  7. 07

    Monthly reporting

Occupancy, revenue, expenses, payout — sent on the same schedule, in the same format, every month.

What owning it actually feels like

You'll know what's happening without having to ask.

No portal to log into and refresh. Onboarding, going live, a new reservation, the monthly statement — each one gets sent to you as it happens.

The numbers owners actually need

A full calendar and a profitable property aren't the same thing.

Revenue, net income, cash flow, and ROI tell four different stories. Most owners only ever get shown the first one.

Revenue

What guests pay.

Net Income

Revenue after operating costs.

Cash Flow

What remains after mortgage and carrying costs.

ROI

The return compared with the owner's actual capital invested.

Your monthly statement includes all four, every time — not just whichever one happens to look best that month.

Results

Real numbers when we have them. Nothing made up in the meantime.

Every property below is real and currently under management. Revenue, occupancy, and payout figures get added here as each one builds a confirmed reporting history — not before.

Systems & operations

It's written down, not just known by one person.

Discipline, not improvisation, is what makes a result repeatable. A property performs the same whether or not one specific person is on shift that week.

Operations

Onboarding, listing, pricing, guest messaging, turnovers, and maintenance each follow a written process — not whoever's free that day.

Owner reporting

Occupancy, revenue, expenses, and payout go out on the same schedule every month. If a property is underperforming, you hear it from us first — not from your bank statement.

Hospitality

Guests staying in your house get treated like guests, not tickets in a queue. That's what keeps reviews — and repeat bookings — strong.

FAQ

What owners want to know before they call.

What actually happens during a Property Investment Assessment?

We look at your property's location, condition, and how comparable homes are performing nearby, then talk through what you're trying to get out of it as an owner. You walk away with a written recommendation — one of six outcomes — and the reasoning behind it.

What if you tell me my property shouldn't be a short-term rental?

Then that's what we tell you, and why — whether medium-term rental, a standard lease, holding, or selling is the better fit. We'd rather hand you an honest answer than a management contract that doesn't make sense.

What does management actually cost?

We don't quote a number until we know what we'd be managing. Fees get discussed openly once your assessment tells us which strategy actually fits the property.

Do you only work with Airbnb listings?

No. We run short and medium-term rentals across Airbnb, VRBO, Booking.com, and direct bookings. Long-term leasing and selling aren't services we provide, but we'll still point you there if that's the right call for your property.

I already have a listing up. Can you just take it over?

Yes, that's a common starting point. We review the existing listing and its performance history as part of the assessment, then manage the handoff so guests and bookings aren't disrupted.

What part of Texas do you cover?

The Dallas-Fort Worth area — currently Richardson, Sherman, Flower Mound, Keller, and Arlington.
